Sales Analysis for
Waikoloa, HI 96738 as of January 2016
It’s been a few months since I updated my database for homes sold in Waikoloa and there have been enough sales to see the market changes. We have seen inventories on single family homes in Waikoloa Village move upwards from around 35 homes this summer to 56 today. There are 40 condos on the market consisting of units in every complex at this time. People are still looking for deals but the median home price is currently $523K.
From the charts below, you can see that prices are increasing rapidly. I am hoping the trend slows a little as I don’t feel the rapid increase is sustainable and we know everything that goes up fast, comes down fast. Only more data will define the slope of the curve.
The overall sales per quarter have seen seasonal increases in numbers and in fact, the number of sales in homes in Waikoloa is increasing
I hope this information is useful to anyone who is thinking of buying or selling in West Hawaii as this trend is indicative of other areas on the west side of the Big Island.
